Rooftop HVAC units assessed during a replacement study

Rooftop plant replacement study

Challenge. Eleven rooftop units on a 96,000 sq ft outpatient campus were between 17 and 22 years old, and a single-year replacement quote had stalled the capital request twice.

Approach. Full condition assessment with refrigerant circuit testing and runtime logging, then remaining-useful-life scoring to separate genuinely failing units from serviceable ones.

Result. Replacement staged across three fiscal years. First-year capital requirement fell 41% and the plan was approved on its first submission to the board.

Electrical distribution survey in a manufacturing plant

Arc-flash and distribution survey

Challenge. A 4,000 A service had no accurate single-line drawing, unlabelled panels and an insurer requirement to demonstrate NFPA 70E compliance within 90 days.

Approach. Field survey of all distribution equipment, drawing reconstruction, short-circuit and coordination study, and incident energy analysis at every work location.

Result. Compliant labelling installed, drawings issued in CAD, and a two-hour maintenance briefing delivered. The insurer condition was cleared 26 days ahead of deadline.

Warehouse throughput redesign

Challenge. A 210,000 sq ft 3PL facility was quoting for additional leased space to handle a contracted volume increase it could not absorb.

Approach. Two-week travel-path and pick-cycle study, velocity-based reslotting model, aisle geometry review and a lighting and controls retrofit scope.

Result. Pick travel reduced 22% and the volume increase was absorbed without new space. The lighting retrofit removed roughly 340,000 kWh per year.

Consultants preparing a district capital plan

District-wide capital plan

Challenge. A school district had a deferred maintenance backlog spread across nine campuses and no defensible way to rank spending.

Approach. Asset inventory and condition scoring at every campus, replacement forecasting with escalation, and risk weighting for life-safety and instructional impact.

Result. A ten-year plan with an editable register the district's own staff now maintain. Two funding cycles have since been approved against it.

Refrigeration plant assessment at a food manufacturing site

Food manufacturing · South Georgia

Refrigeration energy audit

Challenge. Electricity spend had risen 31% over two years with no corresponding production increase, and no submetering existed to explain it.

Approach. ASHRAE Level II audit with temporary submetering across refrigeration, compressed air and lighting, plus 24 months of billing and demand analysis.

Result. Identified failing head-pressure control and a compressed air leak load near 19%. Implemented measures cut annual electricity cost by 16.4%, verified against post-retrofit billing.

Electrical and mechanical resilience review after a storm event

Post-storm resilience review

Challenge. A multi-tenant office building had suffered two extended outages and needed a defensible standby power and restart strategy before lease renewals.

Approach. Standby generator load study, transfer scheme review, roof-mounted equipment restraint inspection and a documented restart sequence for building systems.

Result. Generator scope right-sized 22% below the vendor's proposal, restraint deficiencies corrected, and a one-page restart procedure posted in the building engineer's office.
